Oakhills are committed to giving tenants affordable options for securing their new property. We introduced the low non-refundable admin fee option as not everyone could afford a month’s rent deposit. Oakhills simply charge a fee of one weeks rent to reserve the property. For further details please contact us.

FAQ’s

Do I have to pay administration fees?

No. As a family owned business we do not believe that administration fees should be passed on to our tenants. The only money we require before moving into a property is a deposit.

Are properties furnished or unfurnished?

The majority of our properties are fully furnished. However, we can be flexible according to your needs. E.g. some people prefer their rented accommodation to be unfurnished as it allows them to take their own furniture into a property and furnish it to their own taste.

What is the difference between a furnished and unfurnished property?

As a general rule, fully furnished accommodation means the property is fitted with modern commodities such as fridge, freezer, washing machine and goods such as sofa, beds and furniture appropriate to each room.

Unfurnished properties do not include the furniture that comes in furnished accommodation but can still contain items such as carpets, blinds and white goods.

What happens if something goes wrong?

Contact us! We have a maintenance team on hand should any problems arise with the property or its contents. We insure our goods e.g. washing machine so that they can be easily fixed or replaced where necessary. We also advise prospective tenants to take out insurance to protect any personal items and goods.

How do I pay my rent?

Rent is paid on a monthly basis by setting up a standing order. This is a convenient way of paying and ensures that you do not fall into arrears with rent payment.

How much money do I require to move into a property?

We have a number of different payment options to reserve a property. These range from as little as a £100 non-refunable fee, up to a maximum of a full month rent protected deposit.

Who is responsible for paying bills and council tax?

All tenants are responsible for sorting out utility bills such as electricity, gas and water and for council tax. However, in certain cases you may be exempt from paying council tax e.g. if you are a full-time student.
